Advocacy on the Local/State/Federal Levels


Your building's BOMA membership saves commercial real estate owners and managers money, which can optimize the value of the assets. As an industry "watchdog," BOMA proactively advocates and provides early notification of issues that could negatively impact your building's or company's bottom lines. Below are recent and current examples of how BOMA's lobbying and advocacy efforts at local, state and national levels benefit you and your buildings.

 

Current Advocacy

Energize Denver Ordinance Requirements

Benchmarking the energy performance of a buildings is the first step to understanding and reducing energy consumption because you can’t manage what you don’t measure. All large commercial and multifamily buildings are now required to annually assess and report their energy performance using the free ENERGY STAR Portfolio Manager tool. By June 1, 2018, buildings over 25,000 square feet in size will be required to submit an annual report.

The City will publish building energy performance data each year to enable the market to better value energy efficiency, similar to MPG ratings for cars or nutrition labels on food. Other cities with benchmarking and transparency requirements have seen 2-3 percent energy savings each year by covered buildings. New OSHA Safety Rules in Effect

Under new safety rules by OSHA that went into effect January 17, 2017, building owners now are responsible for having roof anchors inspected and certified prior to allowing vendors to use them for window cleaning or façade inspections. Certifications must be completed by November 17.

The Walking-Working Surfaces and Fall Protection Standards include a number of other new requirements; building owners and managers should read OSHA's Fact Sheet to understand how the rules will impact their facilities. BOMA International's codes team also has created a useful guide to understanding the new rules.

Asbestos Inspection Requirements

Asbestos, Lead Paint, & Water Service Line inspection requirements will be additional requirements that will soon be required as part of Denver plan review to ensure alignment with the federal and state guidelines.
